STELLAR MLS & APPFILE CLASS – TIPS

 **CLASS ATTENDANCE WILL BE LIMITED**

1. Go over Appfiles Checklist – required on all accounts
2. Master Template – easy to fill out and import values to the Agent Tracker
3. Show where to get all the Stellar documents in Appfiles
4. You are on both sides of the deal – you can use one file – task the staff to pend
5. If the deal dies – will need Release/Cancellation of contract – task the staff to re-activate the listing
6. New listings – if using Stellar MLS – Data form & Listing Agreement required

-The Stellar Input Data form fully filled out and fully signed w/Joe Vorwerk signature for the   Broker Signature must be on the form (cannot accept the agent’s signature here)

-The Listing Agreement must be fully signed – the agent can sign this on page 4^th

-The agent can make the listing “active”

-Task the staff once the listing is active to review & approve

7. **There is a short cut for the Incomplete Status Listing form w/Signatures – show this in Stellar**
8. Owners authorization form – this is used when you are pushing a start date for a new listing and must be uploaded to Stellar MLS

-usually it is for a (5) day temporary hold before going active

-you have to submit the form directly online to Stellar MLS for their approval

9. Closing Extension – task the staff within (2) days of the new date change so that we may update it in Stellar or update the appfile
10. Check their Invoices – at least twice a week

• please check your invoice tab for fines

11. Automatic fines – go over these with the agents
12. Listings that have expired – new MLS # or not – 30 to 60 day rule
13. FSBO – sold data input – if you bring a buyer and the property sells

– You have up to 30 days to enter the information into the MLS to get credit for the      sale on your production

-They will not accept this if it is after 30 days from date of sale – no exceptions

14. Listings that are not active in the MLS – if you advertise this anywhere publicly, you will have 24 hours to put it into the MLS or receive a $500 fine by Stellar MLS
15. Title Company information is now on the Matrix when you input your listing
